To my wife Isabella Emmett my house in Clifton and my personal estate. Should she remarry then I give her only an annuity of £10.
At her death the house and land called Low Place to my son John
Emmett, charged with £100 to go to my grandchildren Michael
Smithson, John Smithson and Hannah Smithson.
At her death the house and land at High Place to my son Joseph
Mountain, charged with £100 to my grandchildren named above.
I appoint my sons as executors.
