All my real estate to my children chargeable with an annuity of £20 to my wife.
My personal estate to my sister Mary Ward and my friends the
Rev James Mitton, and Joseph Warburton, Upon Trust to carry on my business as Innholder at Hopper Lane, at present run by myself and my sister, until my youngest child attains 21; then to convert my estate into money and divide amongst my children.
