To my wife Ann Grimstone the use of one room in the house and an annuity of £15.

To my grandchildren Ann Bickerdike and William Carr £5 each on the death of my wife.

All my real estate to my son John Grimstone subject to the annuity payment.

Codicil - 5th April 1827

To my grandsons Robert Grimstone, Thomas Grimstone, and Ralph Grimstone £5 each.

I revoke the bequest to my grandchildren Ann Bickerdike and William Carr.
