To my wife Mary Hayes my Copyhold land until my son Thomas Hayes reaches 21 at which time he is to have the property chargeable with an annuity of £3 10s to my wife.

To my son William Hayes £100 when he reaches 21.

To my daughter Elizabeth Hayes £50 when she reaches 21, chargeable with an annuity of £1 to my wife.

If my son Thomas dies before reaching 21 then my land at Nine Green and Shut Garth is to go to William, chargeable with the same annuity to my wife and ££60 to his sister.

The residue of my estates to my wife Mary, whom I appoint Executrix.
