Ripley, Flax Dresser

My Copyhold property to William Coates and Thomas Simpson, both of Ripley, In Trust to sell and pay :

£5 to my nephew John Nicholson

£5 to my niece Elizabeth Nicholson

£10 to my niece Jane Nicholson

The residue of the sale money to my brothers George Houseman and William Houseman.

My nephew John is overseas at the moment. Should he not return home within 5 years of my death, then his legacy is to go to his sister Elizabeth.

Residue of my goods and chattels to my sister Ellen Houseman whom I appoint Executrix.
