My personal estate to my wife Esther Ward, whom I appoint Executrix, from which she is to build a new house.

When my son John Ward becomes 21 he is to have my Copyhold estate of a house, two barns and several closes of land, at Hopper Lane. My wife to have the income meanwhile.

My wife to let my son have as much of my personal estate as remains after the new house is built.

To my son Thomas Ward £40, payable by my son John, when he reaches 21.

To my wife Esther an annuity of £4, chargeable to my son John on him reaching 21
