My real estate to my sister Elizabeth Hartley.

At her death the same to William Tengatt, Joseph Tengatt, Ann Tengatt, and Mary Tengatt, the children of John Tengatt and his late wife Ann Tengatt, deceased, who was my mother, chargeable with an annuity of £15 to John Tengatt.

My personal estate to my sister Elizabeth, whom I appoint Executrix.
