All my real and personal estate at Haverah Park to my wife Elizabeth Rhodes.

If my brother, Mark Rhodes, survives my wife, then the same to him at her death.

After the death of both of them my estate is to be sold and :

£5 to my daughter Elizabeth Rhodes, and the residue amongst all my children, Hannah Rhodes, Jane Rhodes, Elizabeth Rhodes, Ann Rhodes, and Mary Rhodes.

I appoint my brother and wife as executors.
