My house and land in Birstwith, where I now live, bought off Peter Lax, to my wife Ann Swires.

At her death the same to my daughters Ann Swires and Grace Swires. Chargeable with £100 to my son William Swires, whom I appoint as Trustee and Guardian, if one of them dies before reaching 21.

My real estate in Felliscliffe, now occupied by my son William, to my wife Ann, and at her death to William.

Contents of house to my wife along with an annuity of £10.

Residue of my estates to my son William, whom I appoint executor.
