My copyhold property in Felliscliffe to my friend James Patrick and my brother-in-law Samuel Downham, Upon Trust to pay the profits to my sister Elizabeth Cass, the wife of Richard Cass, and to pay her an annuity of £3.

Also to pay my niece Mary Read, who lives with me, an annuity of £7 for her maintenance and education.

The residue of the Trust to my mother Ellen Read. At her death my property to go to my sister Ellen Downham, wife of Samuel, chargeable with the above annuities. Also, my sister Ellen, to pay my niece Mary £100 when she reaches 22, £10 to my nephew William Cass.

Residue of my personal estate to my sister Ellen, whom I appoint executrix.
