My personal estate to my daughter Mary Clapham when she reaches 21. Prior to that the profits to be applied for her education and maintenance.

Should Mary die before she reaches 21 then the above to go to my wife Sarah Clapham and my mother Hannah Clapham.

I appoint my wife and my father, William Clapham of Rigton, as executors.
