To my father Charles Thackwray, senior, all my money and personal estate.
To my father and mother Hannah Thackwray my real estate. After their death this is to go to my brother and sister
Thomas Thackwray and Hannah Thackwray. After the death of them then to the heirs of
Thomas.
After the death of my father and mother I give the newly erected house built in the garden adjoining Cold Bath Lane, together with a piece of land on there northern front of this house ranging in a straight line from the NE corner to the land of
John Harper which is 35 yards from N to S 35 yards 1 foot from E to W 15 yards 1 foot 7 inches and bounded East by the residue of Harper’s land, West by lands of the Vicar of Pannal. North by other land belonging to
John Harper and South by land of William Cullingworth to my sister
Sarah Dawson. After her death this is to go to my nephew Charles
Dawson. This is subject to a payment of £150 upon Mortgage.
I give to my sister and nephew a right of way up the 4 yard wide road and direct that there will always be a road up the middle of the land of that width to be used by the owners and occupiers of any part of that land. This is to be staked out after the death of my parents and divided into eight equal lots.
I give to my nephew John Dawson one lot being 15 yards 2 feet long and 15 yards 1 foot wide, bounded East by Cold Bath Lane, West by another piece of the land to be devised to
Thomas Thackwray, North by the intended road, South by the property of
William Cullingworth.
I give to my nephew Thomas Thackwray a similar lot bounded East by the land devised to
John Dawson, West by a lot to be devised to my nephew James
Thackwray, North by the intended road, South by property of William
Cullingworth.
I give to my nephew James Thackwray a similar plot bounded East by the land devised to
Thomas Thackwray, West by a lot to be devised to my nephew
Charles Dawson, North by the intended road, South by property of
William Cullingworth.
To my nephew Charles Dawson a similar lot bounded East by the land devised to
James Thackwray, West by the gable end wall of the newly erected house and ground devised to
Sarah Dawson, North by the intended road, South by property of
William Cullingworth.
To my nephew Charles Thackwray a similar lot bounded East by Cold Bath Lane, West by a lot to be devised to
Margaret Bloomer, North by property of John Harper, South by the intended road.
To my niece Margaret Bloomer a similar lot bounded East by the land devised to
Charles Thackwray, West by a lot to be devised to Hannah
Clapham, North by property of John Harper, South by the intended road.
To my niece Hannah Clapham a similar lot bounded East by the land devised to
Margaret Bloomer, West by a lot to be devised to Mary
Dawson, North by the property of John Harper, South by the intended road.
To my niece Mary Dawson a similar lot bounded East by the land devised to
Hannah Clapham, West by a piece of the garden devised to Sarah
Dawson, North by the property of John Harper, South by the intended road.
I appoint my father Charles Thackwray sole executor.

Codicil - 16th March 1815
I revoke that part of my Will in which I gave my brother Thomas Thackwray a plot of land and I now give it to my brother
Joseph Thackwray.
Witnesses : William Holdsworth, John Smith, Junior
Probate granted to executor on 10th April 1815. Effects sworn as under £20
[Good map of land attached. It shows the plot all divided up and the house with two privies and a pig cote. Also shows that plot devised to
Margaret Bloomer was sold to Margaret Thackwray on 9th February 1825 and that devised to
Hannah Clapham sold to Joseph Thackwray for £40]
